How It Works

  1. You and your agent work together to decide which services can increase your home’s value the most and set an estimated budget for the work.
  2. When you're ready to start, your Compass agent will be by your side as you engage vendors and commission work.
  3. Once the transformation is complete, your home will go on the market.
  4. You'll pay for the services when one of the following happens — your home sells, you terminate your listing agreement with Compass, or 12 months pass from your Concierge start date.

Are there any services not covered by the program?


​​​​​​​Our goal is for Concierge to help as many clients as possible. The program is intentionally flexible; we've developed Concierge to be used with most vendors for your convenience.

When do I have to pay for these services?


​​​​​​​You’ll pay once one of the following happens (whichever occurs first): - Your home sells - You terminate your listing agreement with Compass - 12 months pass from your Concierge start date.

How this fee will be paid:

  • The loan principal, inclusive of the origination fee, will generally be payable at the earlier of (i) closing. (ii) the expiration or termination of the client's listing agreement with Compass, or (iii) 12 months post loan approval (whichever comes first).
  • Please note, this is a personal loan directly between Notable and your client. Agents may not cover the origination fee or principal balance or repay any funds to Notable on behalf of their clients.
  • Fees accessed on Compass Concierge loans are based on the client's domicile (ie. their permanent address) so should your seller live outside of California, their fee structure may be different. If you have questions on this, please contact your Sales Manager or Notable directly.


As a reminder, the eligibility criteria for Concierge Capital are NOT changing:

  • Homes up to $4M list price are eligible for budgets up to 5% with a cap of $40k.
  • Clients must have sufficient home equity of at least 2x the amount of the Concierge budget they're requesting.
  • Clients must have a minimum credit score of 650 and no bankruptcies or judgements.


As a reminder, Notable uses only soft credit pulls to check credit. Applying or getting approved does not impact your seller's credit.

Important Compass Concierge Update

  • Starting September 15, all new projects for borrowers with a permanent address in California will have a flat origination $750 fee applied to them. This will be repaid along with the loan principal when the loan becomes due. There will also be a minimum of $5,000.
     
    • All Concierge Capital loan applications submitted to Notable leading up to and before 9/15 will not be charged an origination fee. This gives your newer clients the next month to sign up at no cost before the origination fee goes into effect.

  • Prior to 9/15, Concierge-related marketing materials will be updated. You will be able to find them on Marketing Center when they're live.


In the meantime, you must review your own marketing materials to make any updates necessary to reflect these changes including your email signature, listing presentation, and any personal websites you have.

Compass Concierge gives you all the following:

  • Access to up to $40,000 with a $750 origination fee
  • No repayment of loan principal and the origination fee due until closing
  • No impact on credit upon application/approval
  • Same day access to funds upon approval
